What is ID1 form certification?

HM Land Registry Form ID1 is the Certificate of Identity for a Private Individual. It is the form the Land Registry uses to confirm who you are, and to protect against property fraud, when you are a party to a registrable transaction and no conveyancer is acting for you. The form is in two parts. You complete the first part with your personal details and the details of the property transaction. An authorised professional, such as a solicitor, then completes the second part after checking your identity in person, and certifies one of your photographs.

Certification deals only with your identity. It does not deal with the property transaction itself, which you submit to the Land Registry separately. Getting the form completed correctly, by the right person, is what keeps your application moving.

When do you need an ID1 form?

You are likely to need an ID1 form whenever you are involved in a Land Registry transaction in your own name and are not represented by a conveyancer. This commonly includes:

  • Transferring, selling or giving away a property or land.
  • Taking out or discharging a mortgage or other charge.
  • Appointing or removing a trustee, or a transfer between trustees.
  • An assent, where a personal representative transfers property from an estate.
  • Any other registrable dealing that you are handling yourself.

If a company or corporate body owns the property rather than an individual, HM Land Registry uses Form ID2 instead. If you are not certain which applies to you, tell us about your matter and we will confirm.

Who can certify your ID1 form?

HM Land Registry only accepts an ID1 form completed by certain professionals. These are a conveyancer, meaning a solicitor or a licensed conveyancer, a Chartered Legal Executive, or an officer of HM Land Registry. It cannot be completed by a friend, a family member, your partner, an estate agent, or an accountant, and the Post Office does not provide this service.

Using the wrong person is one of the most common reasons an application is delayed or rejected. As solicitors authorised and regulated by the Solicitors Regulation Authority, we are able to verify your identity and complete the form for you.

What to bring to your appointment

Bringing the right documents means your identity can be verified in a single visit. Please bring the following.

Your Form ID1, first part completed

Fill in the first part of the form with your details and the property transaction before you arrive. If you would like help with this part, tell us and we will guide you.

Two recent passport photographs

Bring two identical colour passport-sized photographs taken within the last three months, printed on photographic paper. The solicitor certifies one of them as part of the form.

Original photographic identification

Bring your current passport or your current driving licence, so the solicitor can confirm your identity against your photograph.

Original proof of address

Bring a recent document showing your address, such as a bank statement or utility bill. It must be an original on paper, not a printout of an online statement.

Please note: if your bank or utility provider only sends statements electronically, ask for a paper copy in good time. HM Land Registry does not accept printouts of electronic statements as proof of address, and this is a common cause of delay.

How it works, step by step

2. We verify your identity in person

At your appointment, a solicitor checks your photographic identification and proof of address against you, to confirm you are who you say you are.

3. We certify the photograph and complete the form

The solicitor certifies one of your photographs, completes the second part of the form, and signs and dates it with their details, so it meets HM Land Registry requirements.

4. You submit the form to HM Land Registry

You take the completed form away and submit it with your Land Registry application. Where anything further is needed, we tell you what to do next.
